Job Details

General Summary: 

Responsible for a variety of paraprofessional responsibilities to support the Company’s real estate pipeline, including: (i) management the new store legal due diligence process, (ii) the review, execution and early administration of leases for stores under development, and (iii) providing critical information to the Company Growth Team relating to these functions.   Responsible for drafting and negotiating revisions to various legal documents, including lease modification agreements.  Provide support to Sr. Director of Real Estate Legal & Leasing in carrying out legal functions in support of Company Growth goals. This position is “home based” but requires working from the office one (1) day per week.

 

 

Duties & Responsibilities: What major responsibilities does this position have and what percentage of time is spent on completing them? (Typically 5 – 7)

 

§ Oversee, communicate and monitor a variety of legal due diligence functions, including: (1) working with third party developers and the Company Growth Team to ensure due diligence packages are timely submitted, (2) reviewing the submission to confirm it meets Company standards, (3) communicating with Company staff and counsel regarding questions or comments, and (4) finalizing approval paperwork in accordance with required timeframes.

 

 

§ Review leases and exhibits for accuracy prior to presenting them to senior management for execution.  Thereafter, ensure all Company systems are updated to show correct timelines and milestones.

 

 

§ Coordinate with Company counsel and/or Landlord counsel to negotiate, modify and communicate non-business revisions for expansion and same center relocation lease modification agreements.

 

 

§ Prepare letters to extend or deny critical lease date extension requests.  Update Company systems to reflect adjusted dates to ensure accuracy of reports provided to senior management and real estate team.

 

 

§ Negotiate, review, research, follow-up and communicate with landlords and/or attorneys, associated with miscellaneous legal documents and letters required for new store pipeline.

 

 

Qualifications

Knowledge, Skills and Abilities (KSAs): What KSAs are required to perform this job?

  • Strong communication skills (oral and written) to effectively communicate with Landlords, Office and Field Staff and prepare legal documents.
  • Ability to organize and prioritize to maximize work productivity and assist in obtaining departmental goals. 
  • Strong negotiating skills.
  • Ability to operate PC in a Windows environment using multiple programs.  Prior experience with ManagePath and/or Lucernex preferred but not required.
  • Ability to solve problems and make effective decisions in a manner and with results that reflect Company mission and values.
  • Ability to be a team player and appreciate the importance of partnership-driven work.
  • Ability to conduct work as a professional in a self-motivated and self-managed environment.

 

Work Experience &/or Education: is job?

 

  • Basic familiarity with legal real estate topics such as leases, title work, surveys, site plans and easements
  • College degree in business or other related field, plus at least two (2) years’ experience in any of the following fields: commercial real estate, title company, paralegal/paraprofessional, lease administration, or related experience. 
  • Alternatively, of no college degree obtained, must have a minimum of five (5) years’ experience in one of the foregoing areas.
